Sublime Properties and Control
General/ Preamble
Any and all persons can apply for any of our rental units when available. But keep in mind some general points listed ( the list is not meant to be exhaustive !) hereunder. This will save you the cost of application fees and other expenses and will save us the time to start your application process. The points are designed to help you before you start the process, not to discourage you from applying. The purpose is to prequalify yourself and if that does not appear favorable using the points below, you may want to reconsider your application decision.
Remember always that we need you more than you need us!
It is not our interest to deny an applicatn, rather it is to protect our properties and our financial interests only. It is a grim reality that the County has to collect the property taxes from us. In order to guarantee the county the TAX due, we have in our interest, above all, the collecion of our due rents and provision of safety and and reasonale comfort for our renters. AND NOTHING ELSE. We cannot have any renter not paying the rents due each month. We are a very small business and we cannot afford that. We wanted to let you know that upfront.
So, if you are not confident that you can pay your rent on or before the 1st of each month, (or a negotiated date within the first week of each month) please do not apply for a rental. Thank you.
The following conditons will not be helpful for your application but we cannot stop you from applying:
1. An unlawful detainer (UD) 2. Any felony or gross misdemeanor 3. Any sex related offense 4. A disorderly conduct 5. Any violence or DWI 6. Any balance owed to a previous landlord(s) {It will have to be paid first!}
In any such case please contact the property manager, Manuel Garcia (612)499-5290 first to see if any of these conditions is relaxable in your case before applying. But remember your application approval is not guranteed in any of these conditions. Thank you for your attention.
